protect, save harmless and defend Lessor at Lessee's sole cost and
<br />• expense, from and against all actions, and that Lessee will satisfy
<br />all judgments, in any manner predicated upon any such lien suffered
<br />or permitted to be filed or recorded by Lessee. Nothing herein
<br />shall be construed so as to prevent Lessee from contesting any such
<br />lien, provided that Lessee shall exercise reasonable diligence in
<br />respect thereof, and the time for releasing any such lien as here-
<br />inabove provided, shall be extended, in event of suit, to date of
<br />entry of judgment or decree.
<br />6. INSURANCE: During the term of this lease, or any
<br />extension thereof, Lessee will cause any policies of fire insurance,
<br />covering fixtures, stock-in-trade, improvements and other property
<br />of Lessee located upon said premises to be so written that, in event
<br />of loss thereof or damage thereto by fire, no insurance company shall
<br />be subrogated to the right of Lessee or shall have recourse against
<br />the Lessor, its successors or assigns, for such loss or damage,
<br />7, COMPLIANCE WITH LAWS: Lessee agrees to comply with all
<br />applicable laws and ordinances and with all lawful orders, rules,
<br />regulations, specifications and requirements issued thereunder, in
<br />respect to Lessee's use of said premises,
<br />• 8. CARE OF PREMISES: Lessee shall at all times maintain
<br />said premises in safe, clean and sanitary condition and free of all
<br />flammable material, except as otherwise provided in this agreement,
<br />which might tend to increase the risk of fire or give the premises
<br />an untidy appearance.
<br />9. FLAMMABLES: Said leased premises shall not be used
<br />for the loading, unloading or storage of explosives, dangerous or
<br />flammable substances, oil, gasoline, volatile liquids, chlorine
<br />or liquified petroleum gas, unless provided for.in Section 3 hereof,
<br />without the express written consent of Lessor first had and obtained;
<br />and when, in any event, the leased premises are so used, Lessee
<br />agrees to comply with all regulations and specifications prescribed
<br />in the Association of American Railroads' current circulars respect-
<br />ing same, copies of which circulars can be obtained from or examined
<br />at the Lessor's General Offices at Denver, Colorado.
<br />10, ARTIFICIAL LIGHTING: Artificial lighting in pump
<br />houses, warehouses, or other enclosures where oil or other flammable
<br />fluid supplies are handled or stored, except when in unbroken
<br />original containers, shall be by electricity, and all electrical
<br />installations on such premises shall conform to and be maintained
<br />in accordance with "National Electrical Code", Article 32, and in
<br />• accordance with the recommendations for such locations as are
