11. Risk of Loss. Wyoming Fuel agrees that any loss or 198 <br />damage to the described premises shall be at the risk of Wyoming 199 <br />Fuel until the closing. In the event of such loss or damage, the 200 <br />State may, without liability, either elect to terminate this 201 <br />agreement or accept conveyance of the Conservation Easement in 202 <br />Gross (under modified terms if the parties so agree). 203 <br />12. Maintenance of the Described Premises. The parties 207 <br />agree that the conservation property shall be maintained in its 208 <br />present condition, unless otherwise agreed upon in writing. Spe- 209 <br />cifically, that there shall be no cutting, slashing, removing, 210 <br />destroying, or wasting of any trees or plants on the described 211 <br />premises or dredging, filling, or other disturbances of wet 212 <br />lands; nor shall there be any disturbance of the soils or any 213 <br />alternation of the surface or of any vegetation thereon or of any 214 <br />material th ereunder. <br />13. Right of Entry. Wyoming Fuel expressly agrees that 218 <br /> <br />from the d ate this agreement is signed by the State, any offi- 219 <br />cials and authorized agents of the State shall have the right to 220 <br />survey and to enter upon and make reasonable inspections of the 221 <br />described premises for all l awful purposes, in connection with 222 <br />this acquisition. <br />14.
