The~~^'~ereinabove referred to and receipted • for by Lassor shall be the total sum payable by Lessee to Lessor as the consideration for this lease, and includes full compensation to Lessor for .any surface damage, unless Lessor fails to comply with its obligations under paragraph 3 below. 3. Lessee will reclaim the above-described lands in accord- ance with applicable local, state and federal standards and requirements including but not limited to the posting of all bonds under both state and federal standards in effect as of the date hereof. So long as Lessee complies with its obligations under this Paragraph 4, no additional compensation for surface damages shall be payable to Lessor. 4. Lessor agrees to execute such consents to mining or other documents consistent with the terms of this Lease as Lessee may reasonable request from time to time in connection with local, state or federal governmental requirements now or hereafter in existence. 5. Lessor warrants that they are the owners in fee simple • of the above-described lands, and that their title thereto is free and clear of all liens and encumbrances which would in any way interfere with or prevent Lessee's mining operations here- under, and that they have full right and authority to enter into this Leasa. Lessor shall pay all taxes, liens and special assessments levied against said real estate when due. Lessee shall pay all taxes or assessments levied against Lesaee'e property. 6. Lessor shall not, as to the property herein described, enter into any other leases or agreements with third parties during the term of this Lease, and Lessor warrants that no agreements and/or leases are presently in effect as to the property herein described. 7. Lessee warrants that it is the holder of a valid federal coal lease, 6081330, which gives Lessee the legal right to mine some or all of the coal under the above-described land.
