privileges granted hereby; (b) the subservient right of <br />• Lessor to develop or lease for development the minerals not <br />hereby leased to Lessee, subject, however, to the dominant <br />rights and privileges granted to Lessor hereunder and <br />condition upon the requirement that no such development shall <br />unreasonably impede, hamper or interfere with the exercise of <br />any rights and privileges granted Lessee hereunder; and (c) <br />the terms and conditions of this lease (the "Lease"). The <br />parties recognize the desirability and possibility of the <br />simultaneous development of the Leased Premises for coal and <br />other minerals, including without limitation oil and gas, and <br />they further recognize that subject to the acknowledged <br />dominance of the coal mining enterprise it is the intent of <br />the parties not to preclude development of other minerals and <br />to work together in good faith to allow the simultaneous <br />development of the leased premises for coal and other ' <br />minerals. <br />1.2 Access rights. Subject to the covenants contained <br />• in the last sentence of section 1.1 concerning simultaneous <br />development, lessor further grants to lessee during the term <br />of this lease the right to enter upon the leased premises for <br />purposes of surveying, exploring, drilling, mining by any <br />method, treating, extracting, milling, storing, shipping, <br />removing and marketing therefrom any or all of the Coal and <br />any other activities reasonably incident thereto. Lessee is <br />hereby granted the right to enter into and to immediately <br />exercise dominant possession and control of the Leased <br />Premises, and during the term of this Lease, to remain ' <br />dominant possession and control thereof, and to explore, <br />develop, mine, operate and use the Leased Premises and any <br />surface or underground water occurring thereon or thereunder <br />and to mine, extract and remove from the Leased Premises any <br />Coal and to treat, mill, ship, sell or otherwise dispose of <br />the same and receive the full proceeds thereof (subject to <br />the obligation of Productio.
