EXHIBIT J
VEGETATION INFORMATION
The present vegetation consists primarily of pasture grass and corn.
Areas 1 and 2 are primarily corn fields with the southern portion of
Area 2 being pasture. The vegetation on Areas 3 and 4 consists of sparse
pasture grass less than a foot in height. Most of Area 3 is being used
as a feed lot for dairy cattle and has almost no vegetation. There are
Russian Olive trees, 15 to 20 in height along the western property boundary
near Area 2. Along the Big Thompson River there are Cottonwood, Willow
and Russian Olive trees ranging in height up to 35 feet. These trees
also exist along the abandoned stream bed that crosses Area 4 (See Photo
Map). Most of the trees will be saved except the trees in the northern
portion of Area 1, which were damaged in the Big Thompson Flood of 1976.
EXHIBIT K
CLIMATE
The average annual rainfall is 14 inches +, prevailing winds are from the
north-northwest reaching a maximum of 100 mph. The temperature ranges
from -10°F to +100°F.
EXHIBIT L
RECLAMATION COSTS
The total costs of reclamation are estimated at 510,175.00 for the entire
area. This cost was estimated at 0.35/yd3 for topsoil spreading, leveling,
and plowing. Reseeding with grasses was estimated at 31.15/lb and applied
at a rate of 12 lb/acre fora total of $470.00. The Siouxland Poplar trees
were estimated to cost $32.00 each for a total of $640.00. The total
revegetation costs are estimated at $1,110.00 leaving $9,065.00 for topsoil
replacement and preparation for seeding.
The applicat will also have to replace water lost to evaporation due to
ponding. It is estimated that at O.1 in/day for eight months out of a year,
the loss will be approximately 39.5 acre-feet/year. The applicant owns
5/6 of a share of Big Thompson Ditch and Manufacturing Co., water, which
converts to 69.33 acre-feet/year. This figure is based upon a ten-year
average accepted by the City of Loveland.
