Lessors shall pay all real estate taxes levied against <br />the leased premises before they become delinquent. If Lessors fail <br />to pay the taxes, Lessees may, at its option, pay the taxes and <br />assessments as may be levied against the premises, and deduct the <br />amount of the payments, together with any penalties or interest <br />required to be paid from any amount subsequently due to Lessors. <br />9. All improvements and equipment placed on the leased <br />premises by Lessees shall remain the property of Lessees. Lessees <br />shall have the right to remove such non-excepted property prior to <br />the expiration of this Lease. <br />10. Lessees shall indemnify Lessors against liability on all <br />claims for damages and injuries to persons or property that are <br />claimed to have resulted from the activities or omissions of <br />Lessees or its agents or employees during the term of this Lease. <br />11. If any minerals as distinguished from sand and gravel <br />shall be found on the leased premises, they shall belong to <br />Lessors, but Lessees shall have the first right and option to mine <br />them under such terms and conditions as the parties may then agree. <br />12.
