Which is created by a security or unit of interest in any <br />investment trust regulated under the laws of this state or <br />any other interest in an investment entity; <br />4. Which creates cemetery lots; <br />5. 41Yiich creates an interest in oil, gas, minerals, or <br />water which is severed from the surface ownership or <br />real property; <br />6. Which is created by the acquisition of an interest in land <br />by persons in joint tenancy, or as tenants in common and <br />any such interest shall be deemed for purposes of this re- <br />solution as only one interest. <br />The Board may, pursuant to rules and regulatibris oi• resolution, <br />exempt from this definition of the terms "subdivision" and "sub- <br />divided land" any division of land if the Board determines that such <br />division is not within the purpose of this resolution. <br />The term "subdivision" shall further mean the development of <br />any land for use, occupancy or enjoyment by means of joint or <br />cooperative ownership or the acquiring of any interest by virtue <br />of the use of any legal entity or form of ownership whereby a per- <br />son acquires the right to the use, enjoyment or ownership of a <br />special parcel or tract of land or air space within said land. <br />"Use" shall mean the purpose for which any land, building or <br />structure is designed, maintained, occupied or utilized. <br />"Wildlife" -- see Section 3-~ of this. resolution. <br />"Yard" shall mean that unoccupied open space between any build- <br />ing or structure and the nearest lot line or property boundary. <br />Section 2-2. Definitions of Impact. <br />A. Purpose. The purpose of the impact classification is to classify <br />each proposed land use change in terms of its impact on the <br />economic, social, governmental and environmental systems of the <br />County. The impact classification provisions make the amount of <br />information and review required by the County proportional to <br />.the impacts that will be generated by the proposed land use change. <br />B. Impact Classifications. The following general outlines of the <br />different impact classifications are not intended to be inflex- <br />ible. A development or land use change may be placed in a part- <br />icular impact classification even though one or more provisions <br />in the description of that impact classification might not apply. <br />1. No Impact. Refers to a proposed development or land use <br />change which does not invol•r~ the division of land and which <br />does involve: <br />a. The construction or enlargement of one single-family <br />residence or duplex, or the construction of a garage <br />or similar building accessory to a single-family re- <br />sidence or duplex. <br />-8- <br />
