<br />Section 20. RELATIONSHIP OF PARTIES <br />All payments to which UPLRC is entitled shall be delivered to and received by UPLRC as <br />advance minimum royalty or production royalty and not otherwise, it being understood that this <br />Lease is intended as a lease and creates no relationship between the parties hereto other than that of <br />lessor and lessee, and UPLRC shall not be required to make any repairs or incur any expenses of <br />any kind or nature upon the Leased Premises or in connection with rights hereby granted, all such <br />expenses to be borne by the Lessee. <br />Section 21. NOTIFICATION OF LITIGATION <br />Each party hereto shall promptly notify the other in writing of the institution of any litigation <br />involving the rights granted under this Lease and, in the event such other party in its judgment is in <br />any way interested therein, it may at its option enter into the conduct of such litigation to the extent <br />of its interest. <br />Section 22. ATTORNEY'S FEES <br />In the event UPLRC shall recover judgment in any action to enforce the payments due <br />hereunder, or to enforce any of the terms and conditions of this Lease, the Lessee agrees to pay to <br />UPLRC, in addition to the taxable costs of such action, reasonable attorney's fees. <br />Section 23. DEFAULT <br />Upon default by the Lessee in any respect in the performance of any covenant or condition <br />herein contained and the Lessee's failure to remedy any such default within thirty (30) days after <br />receipt by the Lessee of written notice thereof from UPLRC, UPLRC may terminate this Lease and <br />may thereupon, after demand in writing for possession, enter upon the Leased Premises and with or <br />without process of law dispossess all persons occupying the same or, at the option of UPLRC the <br />said Lessee and all persons found in occupation of the Leased Premises may be proceeded against <br />as guilty of unlawful detainer, all without prejudice to any remedies otherwise available to UPLRC <br />because of default on the part of the Lessee. <br />Waiver by UPLRC of a particulaz breach of covenant or covenants shall not be deemed or <br />held to be a waiver of or affect any subsequent breach or impair UPLRC's rights resulting <br />therefrom. <br />Section 24. VACATION OF PREMISESJREMOVAL OF <br />LESSEE'S PROPERTY <br />Upon termination of this Lease howsoever, the Lessee shall and will deliver to UPLRC the <br />possession ofthe Leased Premises in good order and condition, free from any title defect whatsoever <br />caused by Lessee or of any condition then existing which might result in a title defect azising out of <br />Page l0 of l3 <br />
