<br />;; <br />i <br />1 <br />~• <br />i • <br /> <br />• Lessor es an additional insured in amounts of not less than <br />$500,000 for death 'or injury to .any one person end $1,000,000 <br />_ for death or injuries in any one accident, and 550,000 for <br />property damage. Prior to entry on the Property, Lessee <br />shall furnish Lessor certificates showing such coverages, <br />and et least ten days prior to each renewal date furnish <br />certificates showing a renewal of the policies. All policies <br />' ~ shall be noncancellable unless ten days'~prior written <br />I <br />~ notice has been given to Lessor. Lessee agrees that st all <br />I <br />I places where work is being performed on the Property, written <br />or printed notices shall be posted and kept posted in con- <br />, ~ fortuity with laws of the State of Colorado relating to <br />mechanics' liens in order to protect the Property and Lessor <br />from any liens for labor performed on the Property or material <br />furnished for Lessee's operations. Such notices shall also <br />• recite that neither Lessor nor the Property may be held <br />~ liable for any claims of any kind arising out of Lessee's <br />j ~ ~ operations, including but not limited to the acts of Lessee's <br />~ employees, ag ents•and independent contractors. <br />f ARTICLE 21 - Lien for Rentals or Royalties <br />The Lessor is hereby given and shall have a lien <br />~ upon the leasehold estate hereby created and all of the <br />• property of the Lessee or its assigns, placed thereon for <br />the payment of ell royalties and other moneys which may at <br />any time become due to the Lessor from the Lessee hereunder, <br />which lien is and shall be prior and superior to any and all <br />other liens or rights which shall be created by the neglect <br />or default of the Lessee or otherwise. All of said royalties <br />and other moneys shall be treated as rents reserved for~the <br />use of the leased coal and the Property, and the Lessor <br />shall have, in addition to the remedies herein given, all of <br />- 25 - (Rev. 5/86) <br />
