CONDITIONS OF PREMSSES: Lessee accepts the premises in the cond.i tion they now are in and agrees at the termination of this lease or any extension thereof to leave the premises in a neat condition. 7. The Lessor hereby warrants that he has good title to the above described premises; that he has the lawful right to grant this lease and that he agrees to hold Lessee harmless from any and all claims from others asserting any interest in the subject land. 8. ADDITIONAL CONDITIONS: Carder, Inc. reserves the right after termination of the lease agreement to enter the said property for the purpose of reclaiming and seeding as ordered by the Colorado Division of Minerals and Geology. Lessee agrees to maY,e available to lessor all core drilling results and reports. 9. The development of opezations by lessee hereunder shall be done in accordance with all applicable regulatory requirements. In the event that the development herein contemplated is subject to the requirement of a temporary ~;~ substitution supply plan or augmentation plan, any water needed to satisfy said plans shall be provided by the lessor. Lessee will be responsible for all other costs that accrue from water transaction, (water court, LAWMA engineering, and water transfers, excluding the acre foot charges) THIS AGREEMENT contains the complete agreement of the parties and shall not be modified by any verbal statement or otherwise unless in writing signed~by the parties.
