<br />Reclamation and seeding, as per the permit from the Colorado Division of Minerals <br />and Geology, will be completed before the end of the lease term. <br />10. Corn agrees that at ali times during the term of this Lease, it shall keep Workman's <br />Compensation Iruurance as well as liability insurance in full force and effect in an amount as required <br />by the Colorado State Department of Transportation. In addition, Corn agrees that it shall indemnify <br />Yellow Jacket against any and all claim or demand for personal injury or property damage arising out <br />of its operations on the Property. <br />11. Prompt payment of the amounts to be paid by Com and compliance with all terms and <br />conditions are of the essence of this Lease. If Corn fails to make payments or fails to perform as <br />agreed, Yellow Jacket may give Corn written notice of intent to cancel this Lease. If the default is <br />not cured within thirty (30) days after such notice is given to Corn, this Lease shall become null and <br />void at the option of Yellow Jacket, and Corn shall remove all of its property and equipment and <br />vacate the Property. Any accnied royalties and all aforementioned reclamation work shall remain the <br />obligation of Corn and shall survive the termination of this Lease, <br />12. Any written notice which may be desired of required pursuant to this Lease, may be <br />given by certified or registered mail, return receipt requested. Any such mailing to either party shall <br />be at the address' set forth in the introductory paragraph of the Lease Agreement. A change of <br />address may also be established by written notification in accordance with this paragraph. Such <br />notice may also be delivered personally with receipt taken for it.
