Tk~e evidence wk~ic}i thi Board }gas Beard, <br />read, and considered having been extensive and complet , this Board does <br />hereby find, on t}ie basis of substantial competent eviden in t3te record, as <br />follows: <br />1. Character of Neigl~borliood i;i t},e Immediate icinity: In order <br />to evaluate t}ie land use impacts of t}ie proposed san extraction opera- <br />tion, consideration s},ould be given to t}ie land use characteristics of <br />the neighborhood in the immediate vicinity of the pro osed sandpit. The <br />proposed operation would be in t}ie floodplain of tli Animas River. To <br />tk~e ;forth and nort}ieast of t}ie site is the Simmon property, with a <br />residence about 1,600 feet east of the site. To tl a northwest is t}ie <br />St. Clair property on wliicli is located Use Val-Air S aring Club Glider- <br />port and Air Strip. The Gliderport }anger is about 2,400 feet to the <br />northwest of t}~e site. To the east of tl,c site acro s tl~e Animas River <br />is located, in addition to t}ie Simmons property, th parcel of Richard <br />Cooper w}iich has no residence on it. Also on the ast, t}ie Deaderick <br />property has a residence located on it, w}iich is ab ut 2,000 feet from <br />ttie proposed site; the Davis property has a reside ce on it whic}i is <br />about 2,300 feet from t}~e proposed site; and t}ie Wa ler property which <br />has a residence is located about 2,200 feet from the proposed site. To <br />the south of t}.e site is the Johnson parcel which }gas no residence on it <br />and t}ie United Constntction property wtiic}~ has a 40 permitted extrac- <br />• tiott and fill operation, but no residence located on t. To tl~e west of <br />tl~e site across U. S. Hwy. 550 is the DiFerdinando arcel which has a <br />residence about 2,100 feet from the proposed site; an the Hansen pro- <br />perty which has a residence located about 2,000 fee from the proposed <br />site. <br />It therefore appears that tiie cf~aracter of the eigl~bor}~ood in tF~e <br />immediate vicinity is predominantly residential as t}iere are several <br />single-family residences located from about one-quart .r to one-Ralf mile <br />away from t}.e site, with some extractive activity n the United Con- <br />struction parcel and t}ie Gliderport operation to t}ie ort}i. <br />2. Visual Impacts: T}ie aspects of tl,e propo ed operation w}~ic}i <br />would be visible, on a regular basis, from those residences in the <br />immediate vicinity, w}iicli are from one-quarter to o e-}calf mile away, <br />would be limited to t}ie extraction from tkie sand ba by the front-end <br />loader, and t}ie loading of t}~e extracted sand onto d p trucks.
