The proposed use is not totally incompatable caith <br />existing uses in the area due to the fact that the property is <br />relatively remote. <br />6. There are four single-family residences within <br />one mile of the subject property. <br />7. To grant the special review upon the conditions <br />hereafter set forth would be in the best interests of the citi- <br />zens of Larimer County, would promote their health, safety and <br />general welfare, and would not be a detriment to other properties <br />in the area nor property values. <br />RESOLUTION <br />L+THEREAS, the Board of County Commissioners has made <br />its findings upon the petition and upon the resolution of the <br />Larimer County Planning Commission, which findings precede this <br />resolution, and by reference are incorporated herein and made a <br />part hereof, <br />WHEREAS, the Board of County Commissioners has care- <br />fully considered the petition, resolution, evidence and testimony <br />presented to it, and has given the same such weight as it in its <br />discretion deems proper, and is now fully advised in the premises, <br />NOW, THEREFORE, be it resolved that the petition of <br />Lee E. Tucker for the permission to operate a V7recking Yard, <br />Heavy Equipment Storage Facility, and Lumber Yard in the O-Open <br />zone upon the following described property upon the following <br />conditions be and the same hereby is granted: <br />1. The granting of this special exception is confined <br />to an area between the east boundary of the subject property and <br />a point 100 feet east of an irrigation ditch traversing the sub- <br />ject property north-south direction so as to prevent any activity <br />conducted pursuant to this resolution from being visible from <br />Interstate Highway 25. <br />
