Commissioner Ventrello seconded the motion and stated that a note should be <br />added that the road should be dedicated as opposed to being deeded. Commissioner Ferganchick <br />agreed with this. ,,. The property is located approximately 4 miles east of Delta on Hwy 65 heading north, <br />the last property on the east side of the Highway before crossing the Gunnison River. Properties in the <br />immediate vicinity of the parcel ranges in size from 3.5 acres to 200 acres with mixed uses of <br />residential, agricultural and vacant undeveloped land. The sketch plan shows the following: perimeter <br />boundary, lot lines, lot sizes, lot number, adjacent property with Owner's name end acreage, water <br />lines, sewer lines/septic tank location, electrical lines, telephone lines, existing structures and ditches. <br />The minor subdivision proposal was reviewed by local utilities and review agencies. Delta County <br />Health Department states that they have no problems with the septic system. No information was <br />provided on the well. The well is used for livestock. Trl-County Water states that Tap 3995 serves Lot <br />1. Fire District #3 has no problems. The School District has no problems. Delta-Montrose Electric <br />states that the 25' easement needs tc be shown for all existing lines. <br />This subdivision appears to meet the criteria for a No Impact process in that Lot 1 contains an existing <br />residence and outbuildings and Lot 2 will be restricted to agricultural use. <br />Planning Staff recommendations: <br />Planning Staff recommended approval of the minor subdivision subject to the following: <br />The final plat must include all the standard requirements and statements as outlined in the <br />check list as listed below and which will be included with the letter to the applicants. <br />The following items must be provided and shown on the final plat: <br />1. Easements, apparent and of record, including irrigation ditches. <br />2. Utility easements as required for domestic water, electric, telephone and gas service. <br />3. Provide proof of purchase of domestic water for each lot and include the water tap or <br />certificate number andlor the location of the domestic well for Lot 1 only. <br />4. A 60' wide shared access and utility easement for Lot 1. <br />5. A 65' radius cul-de-sac at the end of the access road. <br />6. Signatures of owners of record (notarized). <br />7. Signatures of mortgage holders (notarized). <br />The following items must be submitted prior to final plat approval: <br />The extension of utilities and other required improvements to Lot 1. <br />9. Construction of the cul-de-sac to Lot 1. <br />10. A maintenance agreement between users of the access road. <br />11. A quit claim deed to Delta County, 30' from the center line of all abutting County roads <br />for road right-of-way purposes. <br />
