An air quality mitigation plan for existing uses on the mine <br />site shall be submitted by the applicant at Detailed <br />Submission. <br />14. All utility extensions for the Williams Ranch residential <br />units shall be buried within road alignments or easements. No <br />utility extensions for the Smuggler Mine are being approved <br />as part of this application. <br />15. Existing public utility easements shall be depicted on the <br />Final Plat. Where maintenance easements do not exist along <br />utility lines, the applicant shall provide an easement. <br />16. The Final Plat shall reflect the dedication of the portion of <br />Smuggler Mountain Road traversing the property to the County. <br />The dedication language shall be approved by the County <br />Attorney. <br />17. Any modifications made by the applicant to the Salvation Ditch <br />shall be approved by the Salvation Ditch Company prior to <br />commencement of the modification. <br />18. Outside lighting shall comply with Pitkin County standards. <br />Light sources shall not be visible from any public right-of- <br />way or public place; lighting shall be the minimum necessary <br />for safety, based on Building Code requirements. <br />19. Concurrent with submission of Detailed Submission, the <br />applicant shall submit a 1041 Hazard Review Plan for proposed <br />Park and road improvements.
