r -'- <br />XI. <br />Lessee acknowledges that it is an independent contractor <br />and Lessee covenants artd agrees that it shall save and keep Lessor <br />harmless from all costs, losses, damages, claims or expenses arising <br />out of Lessee's operations, actions or inactions hereunder. <br />XII. <br />Severance, Reclaimination, Federal Black Lung, and any and all <br />other taxes or charges payable on the basis of production, shall be <br />paid by Lessee. AZZ real estate taxes shall be paid by Lessor, unless <br />such tuxes are increased because 6f Lessee's operations in which <br />event Lessee shaZ2 pay any increase. <br />XIII. <br />Lessee shall 1~ave SIX (6) months from and after forfeiture, <br />surrender or other termination of this agreement in which to remove <br />aZZ of its equiprnent, improvements or structures whether affixed to <br />the realty ox' not so Long as Leaaee reclaims any disturbed areas. If <br />such is not removed during the aforesaid period it shall become the <br />property of the Lessor. <br />XI V. <br />L'omplete books and records shall be maintained by Lessee <br />on all coal mined, sold or removed from the leased premises. Lessor <br />ox• representatives of Lessor shall be permitted, at any reasonable <br />time, to examine and inspect books of accounts, reoords, or papers <br />relating to weights or shipments of coal from the leased premises <br />or payments for same, for tha. purpose of determining the accuracy of <br />the reports made to Lessor by Lessee. <br />XV. <br />Lessor or representatives of Lessor shall have the right, <br />at any reasonable time, but at Lessor's sole expense and risk, to <br />enter the leased premises and all workings thereon, whether below <br />or on the surface, in order to inspect, survey, or measure the same, <br />or any part thereof, and to use freely and without hinderance the <br />means of access to 'the workings. <br />
