Y
As6ostos Containing
Materials Survey
4629 North Overland Trail
La Porte, Colorado
7. Recommendations
Asbestos has historically been used in many types of construction materials and
virtually all buildings constructed prior to 1980 have been found to contain asbestos.
The U.S. EPA has stated in its Summary of Managing Asbestos In-place (Green Book,
1990), "Intact and undisturbed asbestos materials do not pose a health risk." Given the
inactive status of much of the site and the low potential for disturbance of identified
ACMs, ARCADIS recommends no further action until the planned demolition of the
faa<lity occurs.
ARCADIS recommends that the findings of this asbestos survey be incorporated into a
Specification document. The Specification can then be provided for bidding purposes
to prospective asbestos abatement contractors prior to award of [he abatement and
demolition project.
The CDPHE Regulation 8 for asbestos in buildings requires a written asbestos
abatement design that must be included with a Specification if more than 1000 lineal or
3000 square feet of ACM is abated. Therefore, ARCADIS recommends that the
Specification include the requirements of a Project Design as discussed in the
regulation, and that the Specification be developed by a CDPHE-certified Project
Designer.
8. limitations
ARCADIS and Landmark performed asbestos survey services in a manner consistent
with the level of care and expertise exercised by members of the asbestos inspection
and assessment profession. Landmark and ARCADIS do not imply or guarantee that
every suspect ACM on or in the building has been identified or sampled. Access to the
some limited areas was not obtainable. Materials inside these areas are assumed [o be
ACMs. This inspection is intended to identify those components that are reasonably
suspect and are most likely to be ACM in quantities subject to regulation based on
existing industry and regulatory standards.
It should be nosed that destructive investigation of wall interiors or below-grade
structures was no[ done. In the event of demolition, asbestos could be discovered that
was not identified during this investigation.
jwo maroon ma.m"va~+-wawe.~n~rmem+,~.~,~.r ~,rosea
