Commercial (RC). The RC District is described as being located solely at, or near the <br /> interchanges of Interstate 25 and arterials. The RC District is designed to facilitate an appropriate <br /> mix of regional commercial uses such as large retail establishments, business and light industrial <br /> uses, medical facilities and offices, higher density multi-family residential, a continuum of life- <br /> care housing options, and open space (Timnath Land Use Code Article 3.5.12). <br /> Property zoning districts surrounding the Timnath Connell Pit include reclaimed aggregate mines <br /> designated as Rural Lands District by Fort Collins (west of 1-25), Rural Residential by Larimer <br /> County (northeast and east of the site), Regional Commercial by Timnath (north of the site), and <br /> Rural Residential with a Special Exception for Youth/Family Outdoor Education by Larimer <br /> County (south of the site). <br /> The interior of the permit boundary does not contain structures or improvements not owned by <br /> the applicant. There are no established oil and gas wells, tank batteries, or other associated <br /> facilities located on the property. Several utility structures and associated easements and rights- <br /> of-way are located on the edges of the property or immediately adjacent to the proposed <br /> amendment boundary including the Weitzel Road extension and infrastructure associated with <br /> the dedicated road right-of-way, CenturyLink communication lines, Town of Timnath and <br /> Larimer County road rights-of-way, Poudre Valley REA power lines, and the Box Elder Ditch <br /> (see Exhibit C-1, Existing Conditions Map).
