2.0 Exhibit A - Legal Description
Rule 6.4.1 outlines the requirements for Exhibit A. Figure 1, Exhibit A depicts the Rifle Pit
parcel. Figure 2, Exhibit B depicts the Permitted Area and Affected Lands relative to the
parcel.
2.1 Legal Description - Rifle Pit Parcel
Figure 1, Exhibit A provides the legal description for the Rifle Pit parcel.
2.2 Legal Description -Permitted Area
The legal description for the area encompassed by the outer boundary of the Permitted Area
is provided below. This includes 19.63 acres. Please note: the Affected Lands is only 19.00
acres because the wetland "island" shown on the maps is within the Permitted Area but is
not included in the Affected Lands because it contains wetland habitat. This wetland area
that will not be developed accounts for the 0.63-acre difference between the Permitted Area
and the Affected Lands.
A Permitted Area situated in the SE1/4SW1/4 of Section 8 and the NE1/4NW1/4 of Section
17, Township 6 South, Range 92 West of the 6th Principal Meridian, County of Garfield,
State of Colorado said Permitted Area being more particularly described as follows:
COMMENCING at the South Quarter Corner of said Section 8, being monumented by a 2.5"
Brass Cap on a 2" Iron Pipe, properly marked, PLS No. 15846 whence the Southeast
Corner of said Section 8, being monumented by 3" Garfield County Surveyor Brass Cap on
a 2" Iron Pipe, properly marked and dated 1980 bears S 89007'35" E a distance of 2654.68
feet (Basis of Bearings for this description); Thence N 4'10'48" W a distance of 295.19 feet
to the TRUE POINT OF BEGINNING:
thence 648.88 feet along a non-tangent curve to the right, having a radius of 5504.79 feet, a
central angle of 06045'14", the chord of which bears S 64041'29"W a distance of 648.50
feet;
Thence S 21055'53" E a distance of 25.00 feet to the North Right-of-Way of Interstate 70;
Thence along said Right-of-Way S 68010'26"W a distance of 44.05 feet;
Thence N 21°49'34"W a distance of 25.16 feet;
Thence 272.52 feet along a non-tangent curve to the right, having a radius of 5407.40 feet,
