Reclamation will be achieved by the establishment of native grasses and forbs; <br /> stabilization of the soil and protection of the area water resources that provide for the beneficial use <br /> of the affected lands as dryland pasture. <br /> 2) Use—Historically,this property was an irrigated farming operation.The previous property owner <br /> uses included a livestock and dry land grazing operation.The dominant land uses surrounding the <br /> property includes water recharge to the west; oil and gas production and delivery infrastructure in <br /> the area, recreation along the river, residential to the south along CR 394, heavy industry on the <br /> north side of the river and agriculture production in the general area. <br /> i) The City of Evans future bridge and 35th Avenue ROW development will connect this south <br /> industrial area to the existing industrial area that is located north of the South Platte River. <br /> (1) City of Evans—The Evans City limit includes ASCI's Parcel III on the west side of 35th <br /> Avenue. 35th Avenue is a city right of way and an undeveloped city avenue.The City of <br /> Evans has extended their city limit by annexation to include Parcel I and II east of 35th <br /> Avenue. <br /> ii) The Hunt Brothers property is divided into three parcels, with Parel III and Parcel I separated <br /> by the City of Evans 35th Avenue ROW. Parcels I and II adjoin each other but are divided by a <br /> gas pipeline corridor. <br />
