Zephyr shall operate upon the Easement in such a manner that its operation will <br /> in no way hinder or prevent the proper and reasonable use and enjoyment of the <br /> American Placer, nor the use of the Easement by Grantor or any third party who <br /> has a right to such use. Likewise, Grantor shall not interfere with Zephyr's <br /> reasonable use and enjoyment of the Easement granted hereunder. <br /> 3. The Easement shall remain gated at the northern boundary of the American <br /> Placer Claim. Keller and Zephyr shall each maintain separate locks to the gate so <br /> that each may access their respective property (American Placer and Fremont <br /> Placer) independently of the other. <br /> 4.
