SU?D1ARY OF PIT OPERATION'S <br /> The proposed pit area lies south of River Road and north of Redlands <br /> Parkway, between 234 Road and 2321 Road, Grand Junction, Colorado. The area <br /> is zoned Industrial, except for 330 feet along the Redlands Parkway, which <br /> is zoned Planned Industrial. The Conditional Use Permit application is only <br /> for the Planned Industrial area. Gravel Operations are allowed under Indus- <br /> trial Zone regulations. <br /> The land is presently undeveloped. Overburden soil varies from zero to <br /> about 10 feet in depth. The gravel depth is approximately 15 feet. Vegetation <br /> consists primarily of grease wood and salt grass with dense salt cedar growth <br /> along the south edge of the property along Redlands Parkway. <br /> Surrounding property is essentially open land. The closest residence is <br /> approximately 500 feet from the pit boundary. Mining will be no closer than <br /> 30 feet of the property lines except that mining will be no closer than 50 feet <br /> of the Redlands Parkway right-of-way. <br /> Mining of the area will begin in the northwest corner of the pit and <br /> proceed southerly and easterly. Overburden will be stripped and stockpiled. <br /> Gravel will be excavated and processed on-site. Temporary slopes will be left <br /> stable at approximately 1:1 (1 horizontal to 1 vertical) . Reclamation of the <br /> pit will consist of backfilling the mined area with soils to the present eleva- <br /> tion or higher, to restore the property to use as an industrial location. <br /> Screening of the area from the Redlands Parkway will be accomplished by leaving <br /> intact the dense salt cedar and supplementing with transplants of Russian Olive <br /> and Cottonwood trees. <br /> Dust control will be accomplished by sprinkling with water. The water will <br /> come from the water encountered in pit excavation or purchased from municipal <br /> supplies if necessary. <br /> It is anticipated that pit operations will occur between 6:00 AM to 7:00 PM, <br /> six days per week. Occasional work may be necessary outside these hours for <br /> loading and hauling. <br />
