4) On page 62 the application states "Eagle Rocks has committed with
the town to build acceleration and deceleration lanes for the new
access."We request that the approval of this application also include a
requirement that Eagle Rocks constructs appropriate left turn lanes as
well as part of this traffic design. This will also be part of their access
permit with Gypsum.
5) On page 17 regarding revegetation we request that this seed mix is
chosen based upon their drought tolerances. This mix may be
comparable to a Dryland Pasture mix, but if not we request this
consideration so that it provides the durability and resistance to our
mountain desert climate. Additionally, revegetation does quite poorly
in Gypsum unless it has some temporary irrigation to get the seeds
well germinated and established.
6) Holy Cross has provided a letter to serve the site. We request that any
permanent services provided to the property be located underground.
7) Unfortunately this type of activity incurs a tremendous amount of dust
from excavation, processing, and truck driving not to mention the
extreme winds that occur here. We request that the county require a
very aggressive dust control plan to minimize dust from this site 24/7.
The site is immediately adjacent to Highway 6, the Eagle County
Regional Airport, the High Altitude Aviation Training Site, and close
to existing residents and future high-density residential sites. We want
to avoid traffic accidents due to poor visibility (such as the fatality that
occurred years ago caused by dust from a project much further away
than this site).
Again, we appreciate the opportunity to review land use applications submitted to
your office. Please let me know if you have any questions.
ZSincerel ,
L ryce, MPA, AICP
Community Development Director
5o Lundgren Blvd. PHONE 970-524-1729
PO Box 130 FAX 970524-7679
1440
wn of Gypsum,CO 81637 EMAIL lana@townofgypsum.com
Psum
EST I911
USA WEBSITE www.townofgypsum.com
2
