The current and proposed continued use of the Property as a gravel pit is relatively <br /> compatible with the neighborhood and surrounding uses, which viclude Waste <br /> Connections,Inc and Borda Concrete,as well as Granby Business Park which,is <br /> a light industrial zoned subdivision containing a waste transfer station and a <br /> concrete batch plant. <br /> 2. The proposed use substantially conforms to the intent of the Master Plan for the <br /> area in which the Property is located. <br /> 3. The following on and off-site mitigation measures should be required in order to <br /> temper the impacts of the proposed use on surrounding properties: <br /> a. On site mitigation measures: <br /> None,except as indicated in the Conditions section, below. <br /> b. Off site mitigation measures: <br /> The Applicant shall take all steps deemed reasonable and appropriate by <br /> the'Town Manager in the exercise of his reasonable discretion to ensure <br /> that no industrial traffic shall be allowed on the private lane connecting <br /> Tract 6 and adjacent Tracts to the east with County Road 61. <br /> 4. The current and proposed use of the Property as a gravel pit will not have an. <br /> adverse effect on property values in the area provided the conditions and <br /> mitigation measures set forth in this Resolution are imposed and complied with. <br /> 5. The public reaction to the current and proposed gravel pit use is generkdly <br /> favorable, <br /> 6. The current and proposed use of the property as a gravel pit is unlikely to create a <br /> nuisance provided the conditions and mitigation measures set forth in this <br /> Resolution are imposed and complied with. <br /> 7. The current and proposed use of the gravel pit will not adversely affect the health, <br /> safety or welfare of the community as a whole,provided the conditions and <br /> mitigation measures set forth in this Resolution are imposed and complied with. <br /> I <br /> 8. No written comments.have been received from any of the referral agencies to <br /> whom the application was provided. <br />
