Reclamation Conclusion: The reclamation just described appears to be the minimum that is needed <br /> to reclaim the Vollmer Pit in its current condition. If more is done with a thought of preparing the site <br /> for development then that is all the better even if development never does occur. Thus, the reclamation <br /> of the Vollmer Pit allows for a very versatile final land use of the property. It could be a green space, a <br /> park, a recreation area, an urban wildlife area, or developed for residential or industrial uses. But until <br /> that is decided the area must be reclaimed to the standards required for mining operations in Colorado. <br /> The only area still not addressed in the plan is the access road from Black Forest Road. It is <br /> requested that the paved access road be allowed to remain to provide easy access for whatever the future <br /> holds for the pit area. The original reclamation plan did not seem to address the issue of the access road <br /> and so one could conclude that it was to be removed or perhaps it was assumed it was to remain. <br /> Considering the direction of land uses in the surrounding area, leaving the road as is seems to be the <br /> wisest option. <br /> RECLAMATION TIMETABLE <br /> Because of the distinct possibility that this land will be developed in the near future, with the <br /> exception of the reclamation of the southeastern corner of the pit and adjacent land, it is requested that <br /> full implementation be delayed for one year after approval of this plan. If development is not approved <br /> and ready to proceed within that one year time,then the normal five year period to fully reclaim the site, <br /> including 2 to 3 years to establish vegetation, would start and implementation of this plan will begin. Not <br /> including the southeast corner in this delay is due to the potential seriousness of the severe erosion <br /> occurring in this area and its proximity to the new housing development a short distance to the south. <br /> Although there is a fairly low probability that the erosion would head toward creating a drainage <br /> connection between this property and the development, that possibility exists. With the right <br /> circumstances such a connection could occur rather quickly. Thus, regrading and reclaiming this area is <br /> a proactive step to further reduce that possibility, irrespective of what the timetable is elsewhere. <br /> Vollmer Pit Technical Revision June 2018 Updated Reclamation Plan Page 23 of 26 <br />
