ARTICLE II <br /> Owners Praner-ty;�i hts�rratl Obligation <br /> Section 2.1 "Roads" each owner of a lot shall have the right to use the roads <br /> within the Property for ingress and egress to their lots. All roads within the Property shall <br /> be private and their use restricted to owners, except permission is given to the State of <br /> Colorado and County of fluerfano emergency vehicles which may need access through <br /> the roads of the Property. <br /> Secti®n 2.2 "Agricultural Use"Each lot must be used for an agricultural <br /> purpose. Agricultural use is the using of the soil for planting seeds,raising and harvesting <br /> crops, and the rearing, feeding and management of poultry and or livestock, such being <br /> the primary purpose of the land. <br /> Section 2.3 "Easements for Vchicular Traffic" There shall be for each and <br /> every Owner a non-exclusive easement over all private roads within the Property for <br /> vehicular traffic. <br /> Section 2.4 "Easements for Governmental Publie Sei-vise Use" In addition to <br /> the foregoing easement over the Roads, there shall be casements over the roads for the <br /> county, state, federal and other governmental public service uses, including, but not <br /> limited to,the right of law enforcement officers to enter upon any part of the property for <br /> the purpose of enforcing the law. <br /> Section 2.5 "Electr isihr"A main power line will be extended on the roads to <br /> each lot. It will be the owner's responsibility to pay for the extension onto his property. <br /> Section 2.6 "L�e!j.' "All Owners shall have the option as to whether they fence <br /> their lots. All fences, which are constructed,shall comply with the statutory requirements <br /> of the State of Colorado. <br /> The Association shall be required to fence the perimeter of all land described here <br /> under and to maintain that fence. <br /> Section 2.7 "ImSrroyements" Each family dwelling shall be a nninimum of <br /> 950 square feet. Owner may construct such other buildings as he chooses to use for <br /> agricultural purposes. No single-wide mobile home permitted. Mobile homes (Double- <br /> wide only) may be placed on the lot as long as it is not older than ten(10)years on the <br /> date it is placed on the lot. Further,the mobile home must have skirts placed on it which <br /> match as much as possible the construction of the mobile home.
