EXHIBIT C - Mining_Plan
a) The mining is expected to begin as soon as possible after a permit is obtained. The
operation will provide material for concrete production. Anticipated life of the pit is
indefinite.
b) Mining will begin close to the center of the property and move outward. Excavation
will continue as the need for material continues and as the supply remains available.
There is topsoil in the area that averages about 5" in depth. The pit will have the
topsoil stripped and stockpiled for re-application during reclamation. Topsoil will be
stripped and stockpiled to the east side of the area to be mined. Any topsoil stockpile will
be seeded with grass to prevent wind erosion. There also appears to be 6" up to three
feet of overburden. Overburden will be separately stockpiled to the east side of the
pit and seeded to prevent wind erosion.
c) There would appear to be no waste rock or material at the site.
d) Mining is anticipated to a depth of around 20-30 feet. We anticipate that the pit will
intercept groundwater due to proximity to the South Platte River. Assuming that the
pit may ultimately be filled with water, all slopes under the water will be no greater
than 2:1. Interception of surface drainage will not occur. No detrimental effects of
quality are anticipated.
e) The entire acreage owned by Platte Valley Real Estate. PVRE intends to subdivide
the balance of the acreage and make it available for commercial use. Planned within
the subdivision is a street (currently labeled in the draft drawing as Jack's lane). The
pit will be accessed from existing Edith Avenue to newly created Jack's Lane.
Chamberlain Concrete will operate the pit. They have purchased a parcel to the west
along Edith Avenue. There will be no shop, plant, or other facilities located at the
mine site. Those facilities will be offsite at the other parcel. The equipment that may
be used to mine the gravel will be a front-end loader, dozer, and trucks. Some
stockpiling of usable material may be done at the site, but most of the material will be
utilized as it is mined. Any stockpiling that does occur will be placed in the
immediate vicinity where mining is occurring. The anticipated stockpile area is
shown on the mining plan.
f) There is no existing disturbance at the site.
g) No access roads will be built since they will be part of the newly developed
subdivision.
h) There will be no water used in conjunction with the mining operation. When water is
encountered, a drayline will be used for excavation.
i) Mining will occur within the groundwater at the site.
j) PVRE does own a well on the property and will provide augmentation.
