's <br /> i <br /> i <br /> i <br /> i <br /> i <br /> Y <br /> SECTION FIFTEEN <br /> WAIVER <br /> 6 <br /> 15.1 Any forbearance by Landlord in exercising any right or remedy hereunder,or <br /> otherwise afforded by law, shall not be deemed a waiver or exclude the exercise of any right or <br /> remedy. <br /> SECTION SIXTEEN <br /> INSURANCE F <br /> F <br /> F <br /> 14.1 Tenant may, at its option,maintain general hazard insurance upon the <br /> improvements owned by Tenant,covering such risks as wind,fire and hail damage. <br /> 14.2 Tenant shall procure and maintain,at its expense,during the term(s)of this lease <br /> all the insurance coverage stipulated below. Tenant shall furnish to Landlord a certificate of <br /> such insurance acceptable to Landlord. The certificate shall be filed prior to the stag:of any <br /> work. ` <br /> e <br /> E <br /> a. Liability Insurance. Tenant shall procure and maintain comprehensive general liability, <br /> including completed operations,contractual liability and automobile liability insurance affording <br /> coverage for all claims for bodily injury including death and all claims for destruction of or t <br /> damage to property,arising out of or in connection with any operations under this Lease, <br /> whether such operations be by Tenant or by subcontractors under it or anyone directly or <br /> indirectly employed by Tenant or by a subcontractor under it. Such insurance shall provide <br /> limits of liability of not less than one million dollars ($1,000,000.00)for each occurrence,with g <br /> an aggregate limit of no less than two million dollars($2,000,000.00). Tenant shall furnish <br /> cut rent certificates of insurance which shall include a provision that the insurance will not be <br /> cancelled without ten(10) days prior notice to Landlord. All such insurance shall be written on a <br /> comprehensive form of policy, and shall name Landlord as an additional insured. <br /> b. Workman's Compensation Insurance. Tenant shall procure and maintain Worker's <br /> Compensation Insurance at its expense during the terms(s)of this lease, including occupational ' <br /> disease provisions for all of its employees. Tenant shall also require each subcontractor to <br /> furnish Worker's Compensation Insurance,including occupational disease provisions for all of <br /> the latter's employees; otherwise,Tenant accepts full liability and responsibility for <br /> subcontractor's employees. In cases where any class of employees engaged in hazardous work <br /> on the Premises is not protected under Worker's Compensation statute,Tenant shall provide,and # <br /> cause each subcontractor to provide, adequate and suitable insurance for the protection of their <br /> employees not otherwise protected. <br /> 1 <br />
