Prior to any surface disturbing activity, at least six permanent photo documentation <br />points will be installed at the mitigation site. Initial pre -construction photographs will be <br />taken along with post -construction and monitoring photos and then catalogued and <br />archived. <br />2. Re -vegetation success will be determined by comparing the total vegetative cover of all <br />desirable plant species present at the site on the basis of a visual assessment and <br />statistical data accumulated during the monitoring period. All native plants, except for <br />those considered to be weedy by the Colorado State Extension Service, are considered to <br />be desirable. <br />3. To be considered successful, the total vegetative cover in wetland and uplands will be <br />composed of desirable species. If the site has not attained this standard within three <br />years, Elam will be required to take corrective action. <br />4. In wetlands, vegetation must be dominated (greater than 50% relative cover) by species <br />considered to be facultative (FAC), facultative wetland (FACW) or obligate (OBL) <br />wetland plants (COE 1987), by the second year. If the site has not attained this standard <br />Elam will take corrective action. <br />5. For each year of the five-year monitoring period for the wetland areas, at least 80% of the <br />woody and herbaceous species must be alive and judged to be of moderate or better <br />vigor. <br />6. The mitigation areas must have a minimum vegetation cover (excluding trees) of 25% the <br />first year, 50% the second year, 75% the third and forth years, and a minimum of 80% for <br />the fifth year of the monitoring period. <br />7. The rate of soil erosion present at the site must be less than or equal to that of the <br />surrounding area. If soil erosion is noticeably greater than that of the surrounding area at <br />any point in time, immediate corrective action may be called for. <br />8. The presence of more than 5% total vegetative cover anywhere within the deed restriction <br />area consisting of weedy species, as defined by the State noxious weed lists, at any point <br />in time may require corrective action to prevent infestation. <br />WestWater Engineering Page 18 of 24 July 2012 <br />
