Conclusions <br />5.1 Findings <br />Based on the information obtained and reviewed, the following were identified: <br />Recognized Environmental Conditions (RECs) <br />The presence of an active gold mine on the eastern adjacent property is considered a REC in association with <br />the Site. During groundwater testing of a sample from a well located immediately to the south of the Site, <br />elevated sulfates were detected. Sulfate contamination can result from mining activities, or it could be <br />natural, through contact with sulfur -bearing materials. <br />Controlled RECs <br />No controlled RECs were identified in association with the Site. <br />Historical RECs <br />No historical RECs were identified in association with the Site. <br />De Minimis Conditions <br />No de minimis conditions were identified in association with the Site. <br />5.2 Opinion <br />The classification of items as RECs was made using the definition of a REC. There is indication of an existing <br />or material threat of release at the Site. <br />The presence of an active gold mine east of the Site is considered a REC in association with the Site. It is <br />possible soil may be impacted at the Site. It does not appear groundwater is impacted at the Site (see <br />Section 4.1). <br />Since the user of the report is not buying the property, prospective purchaser liability protection is not <br />applicable. <br />5.3 Additional Investigation and Services <br />At this time, no additional investigations are recommended. Groundwater will not be used at the Site and, <br />based on the well -vegetated state of the Site, it does not appear the soil has been impacted by the gold mine. <br />Additionally, the user is not purchasing the property, but securing an easement for the Site. The future uses <br />of the easement would likely not include activities involving sulfate.
