LAND LEASE AGREEMENT This lease agreement is made in duplicate and original and entered into this J�5ay of <br />, 2015, between Ben and Kelli VomBaur, "Lessor," and <br />"Lessee." All <br />Lessees are jointly and severally bound (all Lessees are equally responsible for entire <br />rental obligation) by all of the terms and conditions of this agreement as follows: <br />DESCRIPTION AND TERM: <br />1. The Lessor rents the following premises to Lessee for cattle and agriculture use. <br />In consideration of the rent to be paid by the Lessee, and in consideration of the <br />Lessee abiding by all other terms and conditions contained in this agreement: <br />Approximately 14 acres of fenced area to the south of the cattle gate and ponds on <br />the south side of the house of 13644 CR 64, Greeley, CO 80631. <br />2. This le a shall be in effect for a periQdd�of 12 mont4s, beginning on the i ay <br />of 15, and ending on the '�" aay of ,"`2016, at a monthly rental of <br />$1,000. <br />3. Rent is to be received in one lump sum by personalcheck, cashier's check or <br />money order. Rent is due the I through the of the month, the rental <br />amount is $1,000. If the rent is not paid by the _ of the month and is therefore <br />late, a late fee of $20 per day will be accrued for 5 days. If rent is not received by <br />the jJ_ of the month then the Lessee will lose the right to use the rented land. <br />No partial payments of rent will be accepted. Checks covering the monthly rental <br />shall be payable to: Kelli VomBaur, 13 644 CR 64 Greeley, CO 80631 <br />4. The Lessee must pay the fust and last month's rent, prior to the land use for a <br />total of $2,000. In the event that the lessee breaks the lease, the lessee will forfit <br />the last month's rent of $1,000. <br />ADDITIONAL CHARGES: <br />1. Lessee will pay a charge of $25.00 per check for all returned checks. <br />2. A charge of $20.00 per hour will be charged by Lessor for labor to clean any trash <br />left on the property during it's use. Additional charges will also be added for any <br />necessary cleaning supplies or equipment. <br />3. A charge of $20.00 per day will be charged by the Lessor for trailers or any other <br />vehicles or accessories left at the property over night without prior arrangements. <br />WATER USE: <br />Lessees will pay the lessor $10 per 1,000 gallons of water used from the house tap. <br />LIST OF PERMITTED WORKERS ON THE PREMESIS <br />
