INC. <br /> PAGE 2 <br /> The Comprehensive Plan also encourages land-use development <br /> proposals within an urban growth boundary area as long as they <br /> conform to the desires of the local land-use decision making <br /> body. The City of Greeley Planning Commission reviewed this <br /> request on May 26, 1992, and found that the request does <br /> comply with the City of Greeley's Comprehensive Plan. The <br /> Conditions of Approval and Development Standards will ensure <br /> that these goals and policies are met. <br /> b. The proposal is consistent with the intent of the Agricultural <br /> Zone District and is provided for as a use by special review. <br /> c. Conditions of Approval and Development Standards will ensure <br /> compatibility with the existing surrounding land uses which <br /> include agricultural production, rural residential, oil and <br /> gas production, and commercial development. The use can be <br /> made compatible with the future development of the surrounding <br /> area as permitted by the C-i (Commercial) and R-1 <br /> (Residential) Zone Districts. <br /> d. The Special Review Permit site is located in the 100-year <br /> floodplain and the airport overlay districts. Special Review <br /> Permit Development Standards address the overlay district <br /> requirements. No other overlay districts affect this site. <br /> e. Special Review Permit Development Standards will provide <br /> adequate protection of the health, safety, end welfare of the <br /> neighborhood and County. <br /> NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of <br /> Weld County, Colorado, that the application for a Site Specific Development <br /> Plan and Spacial Review Permit for an open cut sand and gravel operation to <br /> include stockpiling, recycling and processing of demolition material (asphalt <br /> and concrete) in the A (Agricultural) Zone District on the hereinabove <br /> described parcel of land be, and hereby is, granted subject to the following <br /> conditions: <br /> 1. The attached Development Standards for the Special Review Permit <br /> shall be adopted and placed on the Special Review plat prior to <br /> recording the plat. The plat shall be delivered to the <br /> Department of Planning Services and be ready for recording in the <br /> Weld County Clerk and Recorder's Office within 15 days of <br /> approval by the Board of County Commissioners. <br /> 2. The Special Review activity shall not occur nor shall any <br /> building or electrical permits be issued on the property until <br /> the Special Review plat is ready to be recorded in the office of <br /> the Weld County Clerk and Recorder. <br /> 920610 <br />
