Memo to PCPC <br /> Re: SUP No. 1999-002 <br /> June 9, 1999 <br /> Page 18 <br /> will increase approximately 320 vehicles per day during peak shipping months. <br /> Rail car counts along the crossing associated with Lime Road will increase an <br /> average of 52 cars per day. <br /> Given the current configuration of Lime Road and its associated rail crossing, <br /> improvements will be necessary to safely convey the increased vehicle, truck, <br /> and rail traffic. These improvements may include widening Lime Road, <br /> increasing the roads structural integrity, installing appropriate shoulders, and <br /> perhaps the straightening of the road at appropriate locations. Improvements to <br /> the rail crossing may include the installation of crossing gates and other <br /> measures designed to safely convey the increased volume of surface and rail <br /> traffic. <br /> EASEMENTS <br /> As a result of the location of the east and west blocks of land, the plant site and initial <br /> quarry areas are land-locked and do not have direct access to a public road. The <br /> applicant will be required to secure valid access easements and construct a private <br /> access road to provide ingress/egress to the plant and quarry areas. Currently, no valid <br /> access easement providing vehicular access to the property have been submitted. <br /> PARKING REQUIREMENTS <br /> An Off-Street Parking Plan meeting the standards of Section 30 of the Zoning <br /> Resolution (refer to 30(k) for plan detail) will need to be submitted, approved, and <br /> implemented prior to authorization for a Certificate of Occupancy. <br /> SECTION 30 - OFF-STREET PARKING STANDARDS <br /> (a) PURPOSE. These standards are designed to lessen congestion in the streets, <br /> by requiring the owners and operators of land, structures and uses to provide off- <br /> street parking for their residents, employees, customers, clients, patients, and <br /> other visitors. However, nothing in these regulations shall be deemed to deprive <br /> such owners or operators of the right to maintain control over all such land and <br /> structures. The off-street parking requirements herein contained shall apply to <br /> the following activities which occur after the enactment of these regulations: <br /> • newly constructed buildings and newly established land uses; <br /> • existing buildings which are expanded by an addition thereto; <br />
