COUNTY CONCERNS <br />As this site is so very close to the limits of the City of Greeley, any concerns over additional <br />truck traffic, haul mutes, noise and dust impacts to local residents will be carefully considered. <br />At this time we do not know of any local concerns that could potentially stop the project. A trail <br />easement may be required on the area adjacent to the river as there is an existing Master Plan for <br />the Poudre River Trail Project. <br />OTHER CONCERNS <br />As this site is bounded on the north by the Poudre River and has what seems to be an old <br />meander of the river in the north portion, the area should be examined for potential habitat for the <br />Preble's Meadow Jumping Mouse and any potential Orchid habitat. Based on our site visit, there <br />does not appear to be wetlands on the property, but this should be verified by a qualified <br />individual. <br />WAFER ISSUES <br />Attached is a memo from Steve Nguyen, outlining alternatives for end uses of the site. Richard <br />Raines of our office is researching existing water rights for this site and compiling information <br />on the potential requirements for augmentation. His information will be forwarded as soon as it <br />is available. <br />
