Bona fide <br /> <br /> <br />sales with reasonable comparability to the subject parcels were <br /> <br /> <br />confirmed with one or more parties to the transaction. <br /> <br /> <br />These sales were then analyzed to provide an indication of market <br /> <br />value of the various classes of land and the value of improvements. <br /> <br /> <br />6. Based on our investigation and analysis of sales and other pertinent <br /> <br /> <br />data in the area, we have compiled an estimate of current market <br /> <br /> <br />value of land by the various classes. <br /> <br />7. In accordance with contract we did not inspect the interior of any <br /> <br />improvements. We have, however, completed a visual inspection <br /> <br /> <br />of each of the various parcels within the proposed projects and <br /> <br /> <br />have compiled a preliminary estimate of market value of the <br /> <br /> <br />improvem ents. <br /> <br /> <br />8. We compiled an analysis of the value of water rights in the area. <br /> <br /> <br />9. OUr estimate of value of flood easements has been based on the <br /> <br /> <br />assumption that the easement will prohibit the owner of the fee <br /> <br /> <br />from erecting permanent structures thereon or the use of the <br /> <br /> <br />land within the easement for cropping purposes. The land within <br />the easements may be used for grazing purposes when not flooded. <br />The taking authority will riot have any responsibility for any <br />damages accruing to the land in the easement because of flooding. <br />Our estimate of land area and the value of hood easements has <br /> <br />. <br />
