This area <br />usually falls within the purview of the private sector. Recent federal <br />programs, however, offer some relief in the acquisition of sites for <br />housing. Because of this, housing site costs are listed here: <br />The impact is expected to require: <br /> <br />58,546 housing units with an attendant site development cost of: <br /> <br />HOUSING TOTAL <br /> <br />$651,000,000 <br /> <br />The operational expenses tied to the above capital improvements <br />in the public sector exceed $158,000,000 per annum. <br /> <br />PUBLIC SERVICES TOTAL <br /> <br />3 <br />$1,057,000,000 <br />(excluding housing and highway costs) <br /> <br />A primary concern expressed by the Division of Commerce and Development <br />is that this type of growth can cause a dominance of a single industry. <br />Obviously, any community, county or region which depends on a single economic <br />activity is at the mercy of market fluctuations which could disrupt most of <br />the economic life in one of the above entities. The Division of Commerce <br />and Development suggests an active diversification program to accompany <br />standard mitigation efforts. <br /> <br />Aside from the quantifiable impacts addressed in the earlier portion of <br />this section, there exists a number of occurrences which add to the impact <br /> <br />2. This traditionally private sector activity is included for informational <br />purposes. Costs cited in the text are not included in the Public Services total. <br />3.
