The land is much more irregular in topography than <br />others in the ute District. Until oomparatively recent years <br />the lands which could be oultivated were devoted to the produo- <br />tion of fruit with peaohes being the most important. These <br />lands are rapidly being converted to suburban residential <br />developments and this development is extending higher and <br />beyond the boundaries of irrigated and oultivated lands. Sub- <br />divisions looated on these high non-irrigated mesas are in need <br />of water for lawns and gardens as well as for domestio purposes. <br /> <br />Area No. V was the first suburban one to attraot delux <br />oountry estate type homes. This type of development ooourred <br />because of the existenoe of artesian wells and the general <br />attraotiveness of the area. The rapid inorease in residential <br />oonstruotion quiokly plaoed an exoessive demand on. the wells, <br />and it beoame neoessary to resort to oisterns and hauled water <br />for domestio purposes. This oondition has been a serious <br />hindranoe to further development. However, in spite of this <br />handioap the area has enjoyed an amazingly steady and healthy <br />growth. During 1961 and up to April 15, 1962 the number of <br />new homes under oonstruotion was approximately the same as in <br />Area No. I. <br /> <br />An adequate domestio water system in Area No. V will cause <br />an immediate aoceleration of building aotivity. <br /> <br />This area is separated geographically from Grand Junotion <br />by the Oolorado River. Other factors suoh as topography, <br />failure to meet the requirements for annexation and the extent <br />of the area makes annexation to Grand Junotion, within the <br />foreseeable future, very remote. <br /> <br />Area No. VI: <br /> <br />Area No. VI is not a contiguous area but represents small <br />soattered developments within areas primarily devoted to <br />farming. Building permits are not required by the Oounty but <br />are issued upon request. No great signifioanoe is plaoed on <br />information available on this type of development exoept to <br />show that it is ooourring within the Ute Distriot. <br /> <br />Area No. VII: <br /> <br />Area No. VII is the Olifton Distriot, looated between <br />30 Road east of Grand Junotion and 35 Road west of Palisade <br />It extends from the Oolorado River north to the Highline Oanal. <br /> <br />- 10 - <br /> <br />,~ <br /> <br />-" <br /> <br />.~ -;21iii <br />
