A few <br />small tractshave annexed to theOity but, for the most part, <br />areas eligable for annexation have successfully resisted all <br />efforts to take them in. It is anticipated that small annexa- <br />tions to Grand Junction will continue but most of these wi11 <br />be areas outside the Ute District. <br /> <br />Area No. III: <br /> <br />Area No. III is generally referred to as Fruitvale. In <br />this report, it refers generally to the area outside the Oity <br />of Grand Junction, located between the east city limits and <br />30 Road. It is bounded on the north by IlF" Road and on the <br />south by the Oolorado River. A small annexation to the Ute <br />District located southeast of Grand Junction between 27t Road <br />and 28 Road and south of "D" Road is also included. <br /> <br />The main development is economy-type residential construc- <br />tion and business and commercial construction. <br /> <br />Although Area No. III has been controlled by zoning and <br />planning regulations for several years, early development was <br />uncontrolled. For this and other reasons, residential <br />construction is not developing rapidly. Increased business <br />and commercial activity has been noticeable along U.S. Highway <br />6 and 24 By-pass. This activity will increase when a domestic <br />water supply becomes available. <br /> <br />This area is adjacent to the Oity of Grand Junction and <br />may be annexed at some future date. However, onoe the Ute <br />system is constructed and under operation, annexed areas will <br />continue to be subject to taxation and users under oontract <br />for water to the Ute District, need not be released. <br /> <br />Area No. IV: <br /> <br />II <br />II <br />I <br />I <br />II <br />,I <br />I- <br /> <br />Area Nc. IV comprises approximately 5 square miles located <br />south of the Oolorado River and north of the Gunnison River <br />on West Orchard Mesa. It extends east to 29i Road. Almost <br />the entire area receives domestic water from small companies <br />or water districts that purchase bulk water from Grand Junotion. <br />This community is generally inhabited by average income people <br />and the homes in the residential subdivisions are predominately <br />of medium size and cost. Oommercial and business expansion <br />has been steady. This locality was extremely popular during <br />the Uranium boom when it enjoyed its most impressive rate of <br />growth. <br /> <br />- 8 - <br /> <br />.~ <br /> <br />. <br /> <br />,", <br /> <br />~ ' <br /> <br />..~ <br />
