It extends from <br />24 Road east to 28 Road. West of Grand Junction it extends <br />south to U.S. Highway No.6 and 50 West. <br /> <br />Residential construotion here is a much slower rate, <br />partially because it is older and the more attractive sites <br />have been developed. The average size and value of homes is <br />somewhat less than in Area No. I although, individually, some <br />of the properties are equal in value and size. There is <br />variety in type of development ranging from commercial and <br />business establishments west of Grand Junction to quite elabo~ <br />rate homes on First Fruitridge in the Hillcrest Manor - Pomona <br />View Area. <br /> <br />Area No. II is partially within the boundaries of the Ute <br />District. The Hillcrest Manor subdivision was initially left <br />out of the distriot along with the area north of Grand Junction. <br />However, a petition for annexation to the District bearing <br />signatures of approximately 75% of the owners is expected to <br />be filed with the District Oourt in the immediate future. <br /> <br />The area has had domestic water piped to the homes for <br />many years and was, until recently, the main area Where this <br />service oould be had. The main systems include the Jaros Pipe- <br />line to the northeast, Fruitridge Water Supply Company in the <br />central portion, the First Fruitridge Pipeline Oompany in the <br />northwest, the Gormley-Craig Waterline in the west residential <br />area and the D. & R. G.-Durham Pipeline in the commercial area <br />west of Grand Junction, along the highway. <br /> <br />Residential construction has been relatively light <br />recently and practically non-existent in that portion outside <br />of the Ute District and the area planning immediate annexa- <br />tion to the district. <br /> <br />Oommercial construction is progressing at a steady rate <br />in spite of the fact that development has extended beyond the <br />water systems. New construction as well as extensive remodeling <br />projects are primarily responsible for the development of an <br />attractive commercial area. The Ute District will realize <br />immediate benefits from Area No. II and all types of users, but <br />the greatest potential development is in the commercial and <br />business area. <br /> <br />Most of Area II, which was contiguous with the Grand <br />Junction city limits, was left out of the Ute District in <br /> <br />- 7 - <br /> <br />~~~ ~ <br /> <br />.... <br />
