Existing housing and lot ~v~ilability will satisf only a portion <br />of the project needs; an average of 61 units per year or 2,1 1 units over the <br />35 year developnent period is projected. <br /> <br />4. Land Use <br /> <br />The pace of private land developnent at Wolf Creek Valley will be <br />substantially slower in Alternative One, and the density wo Id be lower with <br />more single family developnent. Off-site land developnent ( riIl'arily between <br />Wolf Creek Valley and Pagosa Springs) will also be lower. <br /> <br />Alternatives TwO and Three will alter land uses fo on-site private <br />lands, adjacent public lands, along the U.S. Highway 160 corridor and in <br />other Archuleta County locations. <br /> <br />5. COIIIl\Unit;y Service ann Uti] ities <br /> <br />To accommodate Alternatives One, Two or Three, our metropolitan <br />districts have been formed within Wolf Creek Valley for str ets, water sewer, <br />fire protection, cable television, parks and recreat' on and mosquito <br />control. Other public services (law enforcement, ulance service, <br />electric, gas, telephone and solid waste) will be provide by the developer <br />through a contractual agreement with an existing government or public service <br />agency or district. <br /> <br />6. Public Revenue BaRe <br /> <br />Limited land developnent associated with Alternative One will increase <br />the revenue base of local jurisdictions. Three major r venue sources for <br />Mineral County will be associated with Alternatives Two or Three. They are <br /> <br />USFS payments to the County <br />Increased property taxes <br />Sales taxes from residents and tourists <br /> <br />Minor revenue sources such as licenses, fines and servic charges will also <br />increase under Alternatives Two or Three. <br /> <br />Archuleta County can also anticipate significant addi ional revenue from <br />sales and property taxes through accommodating the d~rect and indirect <br />population and employment growth plus additional commercial space serving <br />that growth. <br /> <br />7. Income <br /> <br />Regional personal income in the form of wages, sa. ,aries and earnings <br />would be significantly increased by implementation of ternatives Two or <br />Three. <br /> <br />x <br />
