INTRODUCTION <br /> <br />A. Use of the" Dl"a"ft. Ordih'anCes <br /> <br />This draft subdivision ,ordinance can be used in two <br /> <br />ways. First, it c~n be used as a separat:e flood hazard sub- <br /> <br />divi.sion ccntrol ordinance for a community which, does not have <br /> <br />a comprehensive subdivision ordinance but has a serious river- <br /> <br />ine or coastal flood problem. Second, the objectives, use <br /> <br />restrictions and special procedures unique to flood hazard <br /> <br />regulations may be extracted from this ordinance for insert:ion <br /> <br />into a comprehensive subdivision co~trol ordinanoe. The latter <br /> <br />approach is desirable "CO promote integrated land use cont:r.olB <br /> <br />to serve broad con~unity goals. <br /> <br />The draft ordinanoe is designed for use in combination <br />with zoning ordinances or maps delineating flood hazard areas. <br /> <br />These include either (1) detailed maps delineating riverine <br /> <br />floodway and floodway fringe areas or coastal high hazard and <br />low hazard areas, or (2) less specific maps defining areas <br /> <br />subject to flooding but not distinguishing riverine floodway <br /> <br />or coastal high hazard areas. If only generalized flood data <br />is available, slight modifications in the draft ordinance will <br />be necessary as suggested by Section 6 of the draft ordinance <br />and accompanying commentary.
