<br />,,"" ,- ,.. ,., <br />6U::'Q <br /> <br />PIANN]}IG REPORT <br /> <br />RECREATION USE AND DEVELOPMENT <br /> <br />RJEBLO RESERVOIR <br /> <br />FRYING PAN - ARKANSAS PROJECT, COLORADO <br />SUPPLEMENTAL REPORT NO. 1 <br /> <br />January 1970 <br /> <br />I Introduction <br /> <br />This supplemental report is prepared as substantiating material for <br />the Recreation Development of the Bureau of Reclamation's Pueblo <br />Reservoir, Fryingpan - Arkansas Project, Colorado. An earlier re- <br />port was submitted in May, 1969. <br /> <br />The purpose of this report is to revise the recreation aspects of <br />the project to recognize the impact of the Pueblo West development <br />on the reservoir. <br /> <br />II Findings and Conclusions <br /> <br />Since the completion of the National Park Service May 1969 report, <br />the Holly Development Co., an agent for McCulloch Properties, Inc., <br />has initiated their development along the north boundary of the <br />reservoir known as Pueblo West. They propose to develop ultimately, <br />a complete city with an estimated population of about 60,000 by the <br />year 2020. It is referred to as a "low density, fully planned new <br />communi ty." This is similar to their existing community development <br />at Havasu City in Arizona. <br /> <br />The first phase would develop about 14,300 acres and proposes a <br />commercial center with necessary utilities (all underground), indus- <br />trial area, airfield, parks, "green belts", golf course, playgrounds, <br />schools, residences, mobile home sites, and condominium apartments. <br />A restaurant, roads, utilities, and single family housing are currently <br />under construction, Phases II, III, and IV are proposed to be de- <br />veloped at 5 year intervals, but will be zoned, surveyed and planned <br />during initial development. Phase IV is expected to be initiated in <br />year 1990, and total. development would encompass about 25,990 acres. <br />
