The primary land use in the most hazard-prone areas is <br />residential, the most vulnerable area being that south of 13th <br />Street and east of Grand Avenue/U.S. 82 (approximately 165 <br />homes, over 50 businesses on U.S. 82, seven (7) apartment <br />complexes of approximately 100 total units, three (3) motels of <br />approximately 90 total rooms, several churches and various <br />medical and other office complexes). <br />3. The populations of the hospital (65 beds), nursing home (60 <br />beds), retirement center, senior citizens apartment complex and <br />schools are also potentially at risk. Merchants, shoppers, and <br />passers~by may also be at risk, particularly during business <br />hours. <br />4. Extensive development has occurred in West Glenwood Springs in <br />the past few years. The largest project is the West Glenwood <br />Mall. This 240,000 sq. ft. shopping center is situated directly <br />in the outfall path of recommended drainage facilities. No <br />special provisions were included to carry anticipated flows <br />through the shopping center. <br />5. The Red Mountain area west of the Roaring Fork River and south <br />of the Colorado River is subject to periodic landslide and <br />debris flow activity, most recently in the spring of 1984, when <br />mud and debris flows resulted in extensive flood fight and <br />cleanup actions, minor damages and access problems. <br />6. At South Canyon near Hell's Gate a landslide area is located <br />immediately adjacent to Interstate 70 on the north side. This <br />presents a significant threat to freeway traffic in both <br />directions. <br />7. A landslide area stretching from Sweetwater Lake to the Eagle <br />County Line is characterized by steep slopes on the south side <br />of Sweetwater Creek and numerous streams feeding into the <br />creek. This combination periodically produces landslides into <br />the creek and over the only road into the resort area at <br />Sweetwater Lake. <br /> <br />E.
