Chanqe of Grade: No grade, stream bed, <br /> <br />ground level or drainage pattern on any parcel shall:be <br /> <br /> <br />altered or changed without obtaining the prior approval, in <br /> <br /> <br />writing, of Declarant'or the Architectural Control Authority. <br /> <br />28. Variances: Declarant or -the Authority may <br /> <br />allow variances from compliance with. any of the terms or <br />provisions of these' prot~ctive covenants ""hen circumstances <br /> <br />such as topography, natural obstructions or hardship may <br /> <br />require and, if such variance is granted no violation of the <br /> <br />covenants, restrictions and conditions of these restrictions <br /> <br />shall be deemed to have occurred with respect to the matter <br /> <br />for which the variance was -granted. Such variance must be <br /> <br />evidenced in writing.
