<br />b. To enforce and collect any payment which Denver <br /> <br /> <br />say have failed to pay, plus interest at the statutory rate, <br /> <br /> <br />together with reasonable attorney's fees and costs incurred by the <br /> <br /> <br />River District in the enforcement and collection thereof. <br /> <br />c. To terminate this Lease Agreement for any breach <br /> <br />. <br />of its express terms on giving thirty days written notice to <br /> <br />Denver. Without such notice, re-entry to perfo~ actions which are <br /> <br /> <br />the duty of Denver to perform hereunder will not terminate this <br /> <br /> <br />Lease Agreement. Denver may correct the breach by taking the, <br /> <br /> <br />corrective action specified in Paragraph 17, above. On termination <br /> <br /> <br />the River District may recover from Denver all damages proximately <br /> <br /> <br />resulting from the breach, including the cost of recovering the <br /> <br /> <br />premises and the worth of the balance of this Lease over the <br /> <br /> <br />reasonable rental value of the Reservoir as of the date of <br /> <br /> <br />termination for the remainder of the lease term, which sum shall be <br /> <br /> <br />DDmediately due to the River District from Denv~~,plus-interes~e <br /> <br />the statutory rate and all reasonable attorney's fees incurred by <br /> <br /> <br />the River District in connection with the enforcement and collection <br /> <br />thereof. Denver specifically ac.knowledges that in the event the <br /> <br /> <br />River District terminates this Lease Agreement pursuant hereto it is <br /> <br />very possible that there will be no available rental market for the <br /> <br /> <br />Reservoir and, depending upon the facts and circumstances at the <br /> <br />time, the amount of recovery to which the River District is entitled <br /> <br />may be the full present worth of the balance of this Lease. And if <br /> <br /> <br />the River District chooses to pursue its rights pursuant to this <br /> <br />sub-paragrapb no accounting shall be due to Denver for use of the <br />
