<br />John Van Sciver <br />Page 3 <br /> <br />It is my opinion that the parcels as part of the Peroulis operation would have a highest and best <br />use for agriculture, specifically summer grazing for livestock. If separated from the balance of the <br />property, given the fact that there are mountain subdivisions and homesites nearby, it is my <br />opinion that the highest and best use would be for rural recreational or summer homesites. <br /> <br />I have researched the market data on numerous sales that have occurred during 2000 and 2001 <br />that are similar in size, location and amenities to the subject lots. This research included sales in <br />Wilderness Ranch and Bakers Peak mountain subdivisions, as well as single lot sales closer to the <br />town of Craig. <br /> <br />Based on this research, my experience and knowledge of the area, it is my preliminary opinion <br />that the following range of values would be reasonable and applicable to the subject parcels. <br /> <br />Parcels # 1 and 2, with reservoir and adjacent to BLM lands: <br />$1,100.00 to $1,400.00 per acre. <br /> <br />Parcels # 3, 4 and 5, with no reservoir, part adjacent to BLM and part not adjacent: <br />$ 900.00 to $1,200.00 per acre. <br /> <br />The revealant data on sales as well as data on the subject parcels is retained in my files. Should <br />you decide to follow with a complete appraisal, I will be available and happy to do so.
