<br />Jolm Van Sciver <br />Page 2 <br /> <br />I did not make a physical inspection of the property at this time due to snow cover. I have, <br />however, been on the property in previous years and am very fiuniliar with the area. <br /> <br />Brief description of each parcel; See attached plat map: <br />Parcel # I is the easterly parcel and encompasses the east half of Martin Cull Reservoir <br />which appears to cover about 10 acres of the parcel. Terrain is rolling around the reservoir with <br />sage, gambrel oak and serviceberry cover. It borders a bloc of BLM land to the south which <br />contains about 1,240 acres. <br />Parcel #2 is just west of and adjacent to parcel #1 and encompasses the west half of <br />Martin Cull Reservoir which appears to cover about 10 acres of the parcel. Terrain is rolling <br />around the reservoir with sage, gambrel oak and serviceberry cover. It borders the bloc of BLM <br />land to the south. <br />Parcel #3 is just west of and adjacent to parcel 2. It is west of the reservoir with no <br />frontage, however, the waterway leading from the reservoir would cross the parcel from southeast <br />to northwest. Terrain is rolling and most of the parcel has some oak and serviceberry cover. It <br />borders the bloc ofBLM land to the south. <br />Parcel #4 is west of and adjacent to parcel 3. It has no reservoir frontage nor does any of <br />the waterway cross this parcel. Terrain is rolling with sage, oak and serviceberry cover. This <br />parcel does not border the bloc ofBLM but would have a conunon corner in the southeast. <br />Parcel #5 is west of and adjacent to parcel 4. It does not have reservoir frontage nor any <br />waterway through the parcel. Terrain is gently rolling with sage, oak and serviceberry cover. This <br />parcel is not adjacent to the bloc ofBLM land. <br /> <br />It is assumed the parcels described above would be provided with a legal access from County <br />Road 38 and at the present time County Road 38 is maintained during the winter to the point <br />where an access road would begin. There are no utilities, telephone or electric, to the subject <br />parcels. The closest location of existing utilities would be 2.5 to 3 miles away, near Highway <br />13-789. The Routt National Forest boundary is about 1.5 miles southeast of the reservoir site. <br />With the reservoir, the BLM lands adjacent to or nearby and the proximity to National Forest, the <br />parcels would be very desirable sites for recreational activities. <br /> <br />The immediate area surrounding these parcels is owned by Jolm Peroulis and Sons and is utilized <br />for summer grazing in their extensive livestock operation. About 2 to 3 miles northeast is the <br />Wilderness Ranch mountain subdivision which has a large number of recreational and summer <br />homesites, mostly on 5 acres but a few on up to 40 acres. This subdivision has improved roads <br />but no utilities and no winter road access. To the north of Wilderness Ranch is the Bakers Peak <br />mountain subdivision which consists of numerous recreational and summer homesites, mostly on <br />35 acres. This subdivision has only primitive roads, no utilities and no winter road access.
