<br />4. "Excepting and reserving unto the said Martin Cull and Reta Cull, an undivided one-half (1/2) of their present 25% of all
<br />oil, gas, coal and other minerals of any kind and character whatsoever in and to the above-described l'remises, l'rovided
<br />that this reservation shall terminate and be of no effect whatsoever in the event that oil, gas, coal and other minerals of
<br />any kind and character whatsoever have not been found and produced in commercial quantities prior to the death of the
<br />survivor of said grantors", as reserved by Martin Cull and Reta Cull in the Deed to Roy E. Spicer, recorded April 26,
<br />1955 in Book 202 at Page 383, and any and all assignments thereof or interests therein.
<br />NOTE: Death Certificates of record show that Martin Cull and Reta Cull are now deceased;
<br />there is nothing to indicate whether there may have been commercial production of
<br />minerals on December 21,1974, the date of death of Reta Cull who was the survivor
<br />of said grantors.

<br />5. "EXCEPTING AND RESERVING to the Grantors one-half (1/2) of all their present right, title and interest in and tothe
<br />oil, gas, coal and other minerals in, on or beneath the above-described premises", as reserved by Linda S. Weinstein, as
<br />Guardian of the Estates of Mark W. Spicer and Stephen L. Spicer in the Deed to Gordon Charles Winn II, and Dennis A.
<br />Winn, a partnership, doing business under the firm name and style of Bell Rock Sheep Co., dated December 21, 1976
<br />and recorded December 22, 1977 in Book 436 at Page II, and any and all assignments thereof or interests therein.

<br />6. "EXCEPTING AND RESERVING to the Grantors one-half(l/2) of all their present right, title and interest in and to the
<br />oil, gas, coal and other minerals in, on or beneath the above-described premises", as reserved by Anna Belle Spicer,
<br />Thomas G. Spicer, R. Edward Spicer, Virginia S. Neslund, James G. Spicer, Margaret A. McMullen, Claudia S.
<br />Alexander and Mary P. Spicer Long in the Deed to Gordon Charles Winn II and Dennis A. Winn, a partnership. doing
<br />business under the firm name and style of Bell Rock Sheep Co., recorded December 22, 1977 in Book 436 at Page 15,
<br />and any and all assignments thereof or interests therein.

<br />7. "ALL OF THE COAL, OIL, GAS, MINERALS AND MINERAL RIGHTS lying in and under the hereinafter described
<br />lands and which belonging to and remained with said lands on November 29th, 1958 and in which first parties, or any
<br />one or more of them, held any right. title or interest thereto", as conveyed in the Mineral Deed from Stella H. Peroulis,
<br />Mary Daskalakis, formerly Mary Peroulis, John Peroulis, Andrew Peroulis, Anna Marie Garver, also known as Marie
<br />Garver, formerly Anna Marie Peroulis, as individuals; Stella H. Peroulis, John Peroulis, Andrew Peroulis and Mary
<br />Daskalakis, formerly Mary Peroulis, as the sole surviving heirs-at-Iaw of Harry Peroulis, deceased; Anna Marie Garver,
<br />also known as Marie Garver, formerly Anna Marie Peroulis, as the sole and only legatee and devisee under the Will of
<br />Tony Peroulis, deceased, an heir-at-Iaw of Harry Peroulis, deceased; Stella H. Peroulis, John Peroulis, Andrew Peroulis
<br />and Mary Daskalakis, formerly Mary Peroulis, doing business as Peroulis Livestock Co., a Partnership, and Anna Marie
<br />Garver, also known as Marie Garver, formerly Anna Marie Peroulis, as the sole and only legatee and devisee of Tony
<br />Peroulis, deceased, partner in Peroulis Livestock Co., a Partnership, to Stella H. Peroulis, Mary Daskalakis, John
<br />Peroulis, Andrew Peroulis and Anna Marie Garver, recorded February 11, 1965 in Book 324 at Page 692, and any and
<br />all assignments thereof or interests therein.

<br />8. Easement and/or right-of-way for pipeline purposes as shown on the Plat of Pipeline to Rocky Mountain Natural Gas
<br />Co., for gathering system for Blue Gravel Field, recorded as Misc. #4380, Reception No. 218960 on January 28, 1976
<br />insofar as said pipeline may affect the subject property.

<br />9. Any and all easements and/or rights-of-way for irrigation ditches, irrigation canals and/or reservoirs in connection
<br />therewith, as mentioned in various documents of record insofar and only insofar as any said ditches, canals and/or
<br />reservoirs may affect the subject property or any portion thereof.

<br />10. The effect, if any, 'of all Lode Mining Claim Location Certificates and Placer Mining Claim Location Certificates,
<br />assignments thereof, claims of parties who may be in possession thereof and interests therein, insofar as said claims may
<br />affect the subject property or any portions thereof, and any and all assignments thereof or interests therein.
