POPULATION

As stated in the prior paragraph for land uset a future development
plan has been prepared for Keenesburg, for the Larimer-Weld Regional
Planning Commission, the Weld County Planning Department, and the
Colorado Division of Planning. This development plan was prepared in
1972. The following information was taken from that report and provides
a basis of projection for population as it relates to the future land
use plan:

Past U.S. Census data indicates fluctuating growth patterns
in Keenesburg in the years from 1940 to 1970. The follow-
ing tabulation shows population figures at ten-year incre-
mentsin Keenesburg.

The community of Keenesburg has expressed a desire for
planned growth and development. Population projections
for Keenesburg and community development goals suggest a
population of from 650 to 750 in 1980, and from 900 to
1 ,1 00 in 1 990.

The Future Land-Use Plan illustrates growth patterns and
desirable future land uses in keeping with the stated
community goals for development of Keenesburg. The land-
use plan is consistent with a population level of about
1,100 persons.

As shownt the plan suggests residential development west
of Spruce Streett north of Shepard Avenue and east of
Stewart Street; increased highway-commercial activity at
the I-80S interchange; and increased industrial activity
along the C.B. & Q. tracks north of Kipp Street.

Figure 111-1 for population projections shows the preceding information
for populations to 1'990 by the development plan which has been prepared
for Keenesburg and projects the population to year 2010. This informa-
tion has been used for projecting water usage.
