Host of the recent annexations are still in the initial <br /> <br />stages of development; therefore a considerable number of vacant lots <br /> <br />exist within the incorporated area for residential construction. Also, a <br /> <br />substantial amount of land adjacent to State Highway 79 is available for <br /> <br />commercial development. Expansion of the existing boundaries could occur <br /> <br />in any direction. The only physical barriers to probable future expansion <br /> <br />is the western escarpmeut of Kiowa Creek, approximately one half mile east <br /> <br />of the present Town boundary,and Interstate Highway 70, approximately one <br /> <br />m;le south of Town (a 30G-foot wide strip adjacent to the east right-of- <br /> <br />way of State Highway 79 and extending from Town to the Interstate has <br /> <br />already been ann~~ed). <br /> <br />Growth can be expected to be predominately residential housing and <br /> <br />mobile home parks with supporting commercial businesses. Highway commer- <br /> <br />cial businesses can be expected to locate along the access routes into <br /> <br />Town and close to the Interstate interchanges. The comprehensive plan <br /> <br />for Bennett, prepared in 1974 by the Adams County Planning Department, <br /> <br />outlines two areas for probable industrial development. These areas are <br /> <br />located (1) northwest of the intersection of Interstate 70 - State Highway <br /> <br />79, and (2) adjacent to the Union Pacific Railroad east of the present <br /> <br />Town boundary and extending from State Highway 79 on the north to U.S. <br /> <br />Highway 36 on the south and Kiowa Creek on the east. While this report <br /> <br />is essentially in agreement with these locations for probable industrial <br /> <br />-30- <br />
